Jemma and Alice from Fine & Country provided an excelent service, communications were key and they provided a stress free environment in what is a difficult time. Thank you and well done
Charlene Regan and Alice Madden at Fine & Country have been absolutely outstanding from start to finish. Charlene found us the right buyer in just three weeks and achieved an offer well over the asking price, which speaks volumes about her skill, judgement and understanding of the market. The marketing was also superb. The photos, video, drone footage and brochure produced by the Fine & Country team presented our home beautifully and really helped show it at its best. Once we accepted the offer, Alice was exceptional in keeping everything moving smoothly and swiftly. She liaised with both sets of solicitors, kept communication flowing between us and our buyer, anticipated potential issues and helped resolve anything that came up along the way. The whole experience felt professional, proactive and well managed throughout. We would have absolutely no hesitation in recommending Charlene, Alice and the Fine & Country team to anyone looking to sell their home.
Review for Fine & Country Cardiff – Deeply Unprofessional and Untrustworthy I strongly advise anyone considering buying a property through Fine & Country Cardiff to think twice. We dealt with Gemma, and the experience has been nothing short of appalling. From the beginning, the team were overly pushy and dismissive of our concerns. But once the sale was completed, their attitude turned outright negligent. Despite purchasing a high-value property marketed as a “smart home,” no one had the courtesy to hand over the keys in person. Instead, we were told they were “in the mailbox” and that was the end of their involvement. Upon arrival, we found the garage door was broken and unopenable. An engineer has since confirmed it must be completely replaced at a cost of £2,000. The bathroom sliding door is stuck, meaning steam from the shower floods into the room. And most critically, the entire smart home system is inaccessible. We were given login details linked to an email address that is not ours. After 10 days of calls, emails, and speaking to the U.S.-based provider, we still cannot even turn on the lights. Fine & Country Cardiff have made no effort to assist. No follow-up, no explanation, and certainly no responsibility taken. Their behaviour has been unprofessional, and completely lacking in basic courtesy. I rarely leave reviews, but this situation has caused serious stress and inconvenience. Avoid this agency at all costs. They disappear the moment the payment clears and leave you to deal with all the problems they never disclosed.
Quentin, after a careful discussion and exchange of ideas, understood exactly what we were looking. He then sent us examples of a range of properties from which we were able to refine our own definitions of exactly what we were looking for and what our budget would allow. A true professional in real estate and a pleasure to deal with.
Quentin has an excellent approach, great communication, expert knowledge, warm and empathetic whilst going through our property search with us. We cannot thank you enough and would highly recommend you to anyone starting their property search in Portugal. Kindest. Victoria
We recently sold our house with Fine & Country, using Jemma as our agent, and couldn't be more pleased with the experience. Jemma was professional & knowledgeable. She made the entire process feel seamless and stress-free, always keeping us updated and providing expert advice every step of the way. Our house sold quickly, and with the companies extensive advertising reach, we were able to complete the sale within just five months of listing.
Jemma from Fine and Country in Cardiff made our house buying and selling very smooth. She was professional and always approachable. We are so glad that we chose to sell our house with the estate agent that we were buying from, it made a very stressful process run much more smoothly as we just had one point of contact. Gill in sales progression was incredible at keeping us updated and chasing solicitors on our behalf. If we were ever to move again we would 100% chose Jemma from Fine and Country to sell our house for us!
I found Quentin an excellent communicator when my wife and I were researching properties in his area. We had chats via zoom calls and he had properties to view when we arrived from UK. Good service, humorous and professional.
I had the pleasure of partnering with Quentin during a visit in Portugal. Quentin was a true partner, coordinating the whole trip, taking into account every detail and aspect of the trip, accessible the whole time and very understanding. He was very present and attentive to my needs and expectations. I can only highly recommend Quentin.
We had limited experience with Quentin - because he is in Portugal and we are in Canada. We can say that Quentin is completely professional. He answered emails same day and always provided information we asked for. He took the time to do his job well and we will continue our dealings with him.

Lapa is Lisbon's ultra-premium residential enclave, home to embassies, palaces, and the legendary Lapa Palace Hotel. Stately 18th-century mansions, quiet cobblestone streets, and sweeping Tagus River views define this exclusive neighborhood where Portugal's elite and international diplomats reside.
Magnificent 18th and 19th-century mansions with ornate facades, grand staircases, formal gardens, and the prestige of Lisbon's most aristocratic addresses.
Spacious apartments in converted noble buildings with high ceilings, period details, secure entries, and the quiet elegance characteristic of the diplomatic neighborhood.
Properties positioned on Lapa's hillside offering commanding views over the Tagus River, the 25 de Abril Bridge, and the Cristo Rei monument.
Meticulously restored properties blending original architectural details — azulejo panels, carved stonework, wooden floors — with contemporary luxury finishes.
Lapa has been Lisbon's most exclusive residential neighborhood for over two centuries, a distinction earned through its concentration of palatial architecture, diplomatic presence, and unmatched discretion. The neighborhood's quiet, tree-lined streets are home to more than a dozen foreign embassies, lending an atmosphere of international prestige and round-the-clock security. The legendary Olissippo Lapa Palace hotel, housed in a restored 19th-century palace, sets the standard for the area's refined character. Property in Lapa represents the pinnacle of Lisbon real estate: grand apartments with 4-meter ceilings, azulejo-adorned entrance halls, private gardens behind iron gates, and views stretching across the Tagus to the south bank. Unlike trendier neighborhoods that rise and fall with fashion, Lapa's prestige is structural and enduring, anchored by institutional presence and architectural magnificence that cannot be reproduced. For buyers seeking Lisbon's most prestigious address, Lapa is without equal.
Lapa's status as Lisbon's premier address is not trend-dependent. Two centuries of aristocratic and diplomatic residence ensure lasting exclusivity and value retention.
Embassy staff, international organization employees, and corporate executives create a reliable pool of premium tenants willing to pay top rents for Lapa's prestige and security.
Virtually no new development is possible in Lapa due to heritage protections and built-out density, making existing properties irreplaceable assets in Lisbon's luxury market.
Many of Lapa's finest properties trade discreetly. Engage a luxury specialist agent with established relationships in the neighborhood to access exclusive listings.
Historic properties require thorough structural and architectural assessments. Engage specialists experienced with 18th-19th century construction methods and heritage compliance.
Lapa falls within protected heritage zones. Understand DGPC requirements for any renovation, ensuring your plans are compliant before committing to purchase.
High-value Lapa transactions benefit from expert tax and legal structuring. Optimize ownership, leverage NHR benefits if eligible, and complete with specialist notarial support.
Lapa properties function as trophy assets comparable to London's Belgravia or Paris's 7th arrondissement — they maintain value through economic cycles due to their irreplaceable character.
Embassies, international schools, and multinational corporations lease premium Lapa properties for senior staff, providing reliable rental income backed by institutional budgets.
Unrenovated palacetes and grand apartments offer significant value-add potential. Expert restoration can double property values while preserving irreplaceable architectural heritage.
As Lisbon attracts increasing numbers of affluent international residents, Lapa's position as the city's most prestigious address ensures it captures the highest tier of demand.
Lapa's prestige stems from over two centuries of aristocratic and diplomatic residence. The neighborhood was established as Lisbon's premier address in the 18th century when noble families built grand palaces on its hillside overlooking the Tagus. Today, more than a dozen foreign embassies maintain residences here, creating an atmosphere of international sophistication and discretion. The architectural quality is unmatched in Lisbon, with ornate facades, formal gardens, and interiors featuring original azulejo panels and carved stonework that simply cannot be replicated in modern construction.
Lapa consistently ranks among Lisbon's most expensive neighborhoods, typically commanding prices 15-25% above Chiado and comparable to the very best addresses in Príncipe Real and Estrela. Prime Lapa properties range from €8,000 to €14,000 per square meter depending on condition, views, and architectural significance. Exceptional palacetes with gardens and river views can exceed these benchmarks significantly. The price premium reflects genuine scarcity — virtually no new construction is possible in the neighborhood, and the existing stock of grand properties is finite and irreplaceable.
Lapa is excellent for families, particularly those seeking a quiet, safe, and cultured environment. The neighborhood's embassy presence ensures a high security standard, and its residential character means minimal nightlife noise or tourist disturbance. Several schools are within the broader Estrela parish, and international schools are accessible by car. The nearby Jardim da Estrela provides a beautiful green space for children. Many Portuguese and international families with children reside in Lapa precisely because it offers a village-like tranquility within the capital city.
Renovating in Lapa requires navigating heritage protection regulations administered by the DGPC and the Lisbon municipal authority. Exterior alterations are typically restricted to maintain the streetscape character, while interior modifications have more flexibility. Structural work on 18th-19th century buildings requires specialist engineering assessment. Budget 15-25% above standard renovation costs for heritage-compliant materials and techniques. Despite the additional complexity, renovations in Lapa offer exceptional value creation potential, with well-executed projects significantly increasing property values.
Lapa rental yields typically range from 3-4.5% gross, reflecting the premium purchase prices. However, the rental market here is exceptionally stable with very low vacancy rates due to consistent demand from diplomatic and corporate tenants. Institutional tenants often sign longer leases and maintain properties to high standards, reducing management costs. The ultra-premium segment — entire floors of palacetes or furnished grand apartments — can achieve above-market yields due to the extreme scarcity of such properties. Capital appreciation in Lapa has historically averaged 5-8% annually, providing total returns that compete favorably with other asset classes.
Serving international clients in Lapa. Expertise in historic preservation, new developments, and investment properties across all neighborhoods.
