Before you buy
Jemma and Alice from Fine & Country provided an excelent service, communications were key and they provided a stress free environment in what is a difficult time. Thank you and well done
Charlene Regan and Alice Madden at Fine & Country have been absolutely outstanding from start to finish. Charlene found us the right buyer in just three weeks and achieved an offer well over the asking price, which speaks volumes about her skill, judgement and understanding of the market. The marketing was also superb. The photos, video, drone footage and brochure produced by the Fine & Country team presented our home beautifully and really helped show it at its best. Once we accepted the offer, Alice was exceptional in keeping everything moving smoothly and swiftly. She liaised with both sets of solicitors, kept communication flowing between us and our buyer, anticipated potential issues and helped resolve anything that came up along the way. The whole experience felt professional, proactive and well managed throughout. We would have absolutely no hesitation in recommending Charlene, Alice and the Fine & Country team to anyone looking to sell their home.
Review for Fine & Country Cardiff – Deeply Unprofessional and Untrustworthy I strongly advise anyone considering buying a property through Fine & Country Cardiff to think twice. We dealt with Gemma, and the experience has been nothing short of appalling. From the beginning, the team were overly pushy and dismissive of our concerns. But once the sale was completed, their attitude turned outright negligent. Despite purchasing a high-value property marketed as a “smart home,” no one had the courtesy to hand over the keys in person. Instead, we were told they were “in the mailbox” and that was the end of their involvement. Upon arrival, we found the garage door was broken and unopenable. An engineer has since confirmed it must be completely replaced at a cost of £2,000. The bathroom sliding door is stuck, meaning steam from the shower floods into the room. And most critically, the entire smart home system is inaccessible. We were given login details linked to an email address that is not ours. After 10 days of calls, emails, and speaking to the U.S.-based provider, we still cannot even turn on the lights. Fine & Country Cardiff have made no effort to assist. No follow-up, no explanation, and certainly no responsibility taken. Their behaviour has been unprofessional, and completely lacking in basic courtesy. I rarely leave reviews, but this situation has caused serious stress and inconvenience. Avoid this agency at all costs. They disappear the moment the payment clears and leave you to deal with all the problems they never disclosed.
Quentin, after a careful discussion and exchange of ideas, understood exactly what we were looking. He then sent us examples of a range of properties from which we were able to refine our own definitions of exactly what we were looking for and what our budget would allow. A true professional in real estate and a pleasure to deal with.
Quentin has an excellent approach, great communication, expert knowledge, warm and empathetic whilst going through our property search with us. We cannot thank you enough and would highly recommend you to anyone starting their property search in Portugal. Kindest. Victoria
We recently sold our house with Fine & Country, using Jemma as our agent, and couldn't be more pleased with the experience. Jemma was professional & knowledgeable. She made the entire process feel seamless and stress-free, always keeping us updated and providing expert advice every step of the way. Our house sold quickly, and with the companies extensive advertising reach, we were able to complete the sale within just five months of listing.
I found Quentin an excellent communicator when my wife and I were researching properties in his area. We had chats via zoom calls and he had properties to view when we arrived from UK. Good service, humorous and professional.
I had the pleasure of partnering with Quentin during a visit in Portugal. Quentin was a true partner, coordinating the whole trip, taking into account every detail and aspect of the trip, accessible the whole time and very understanding. He was very present and attentive to my needs and expectations. I can only highly recommend Quentin.
We had limited experience with Quentin - because he is in Portugal and we are in Canada. We can say that Quentin is completely professional. He answered emails same day and always provided information we asked for. He took the time to do his job well and we will continue our dealings with him.
Efficient, proactive, ready to help, pleasant relationship, large inventory

Championship-golf villas, Ria Formosa-facing estates and resort residences in the Algarve's Golden Triangle — Quinta do Lago sits within a 2,000-acre gated resort bordering the Ria Formosa Natural Park, offering three championship courses (Laranjal, North and South), a private beach club on the dune-backed Atlantic, and the Algarve's most consistent trophy-residential market.
Detached villas on Laranjal, North and South courses, typically 400-900 m² on private plots of 1,500-5,000 m², built 1995-2024, trading €3.5m-€20m+ depending on plot size and view axis.
Contemporary residences within the Keys development and the Reserve enclave — modern architecture by leading Portuguese and international practices, 500-1,200 m², €5m-€25m.
On-resort apartments and townhouses with full access to Quinta do Lago facilities (beach club, sports club, golf, restaurants), 150-350 m², €850k-€3.5m.
Trophy estates with direct Ria Formosa views, often on the largest plots in the resort, rarely listed publicly and typically sold off-market between long-standing resort residents.
Fine Luxury Property operates a central-Algarve real estate agency with a specialist Quinta do Lago desk covering the full Golden Triangle (Quinta do Lago, Vale do Lobo, Vilamoura). Our team holds active instructions across resort villas, The Keys and Reserve residences, and maintains the long-established off-market relationships needed to transact trophy Ria Formosa-facing estates that rarely list publicly. We coordinate with resort management on title-transfer procedures specific to Quinta do Lago, handle IMT and NIF for international buyers, and work daily in English, Portuguese, French and Spanish reflecting the resort's long-standing international community.
Quinta do Lago consistently ranks as the Algarve's top trophy-residential market with the highest per-square-metre pricing in the region. Buyers acquiring at the resort are buying into the most liquid and internationally-recognised Algarve luxury brand, supporting long-term resale and capital preservation.
The resort borders the Ria Formosa Natural Park, a protected coastal lagoon system that permanently limits new development along the resort's eastern and southern edges. This structural supply constraint supports the resort's Ria Formosa-facing premium and protects the landscape that defines the Quinta do Lago aesthetic.
Laranjal, North and South courses on-resort provide the Algarve's deepest championship-golf concentration in a single residential community. Vale do Lobo's two courses and Vilamoura's five courses sit within a fifteen-minute drive, putting thirteen top-tier Algarve courses inside a Golden-Triangle radius.
Quinta do Lago operates a detailed resort covenant framework covering build envelope, colour palette, landscaping and rental programme eligibility. We review the applicable framework for every property before offer submission.
Non-resident buyers establish Portuguese tax number and open a local bank account. Non-EU buyers appoint a fiscal representative. Algarve Golden-Triangle specialist legal counsel engaged.
Contrato-Promessa signed with 10-20% deposit. Full Conservatória do Registo Predial, condominium accounts, resort service charges and AIMI due diligence conducted.
Escritura signed before Portuguese notary. IMT sliding scale (0-7.5%), 0.8% stamp duty, registration. Title registered at Conservatória.
Resident registration with resort management, beach club and sports club memberships activated, optional rental programme enrolment, and IMI / AIMI annual tax setup.
Quinta do Lago commands the Algarve's highest per-square-metre pricing, supported by brand recognition, championship-golf concentration, Ria Formosa proximity and the tightly-managed resort masterplan. This premium has remained durable through multiple market cycles.
The global recognition of the Quinta do Lago brand and the depth of the international buyer community produce stronger resale liquidity than any other Algarve location. Trophy villas typically trade within 6-12 months on open-market listing; off-market transactions close faster.
The Ria Formosa Natural Park designation permanently protects the resort's eastern and southern margins, ensuring the signature landscape scarcity that underpins long-term value — a structural moat unavailable to unprotected Algarve locations.
Vale do Lobo (2 courses) and Vilamoura (5 courses including the Old Course) sit within 15 minutes, creating a combined golf amenity unmatched elsewhere in Europe and sustaining year-round international visitor demand that benefits Quinta do Lago property values.
Entry-level resort apartments start around €950,000 for smaller units. Family 3-bedroom resort apartments trade €1.2m-€3.5m. Championship-golf villas typically sit between €3.5m and €14m depending on plot size, age and view axis. The Keys and Reserve contemporary residences reach €5m-€25m. Trophy Ria Formosa-facing estates on the largest plots trade €15m-€35m, often off-market. Per-square-metre pricing ranges from €5,500 to €22,000 across the resort's categories, placing Quinta do Lago at the top of the Algarve market.
Three reasons. First, Quinta do Lago's resort masterplan enforces larger private plot sizes and lower housing density than Vilamoura, structurally limiting supply. Second, the Ria Formosa border creates a landscape premium Vilamoura cannot match. Third, the Laranjal/North/South championship-golf concentration and the global brand recognition of Quinta do Lago sustain demand from international buyers at the top of the market. Vilamoura offers marina and broader lifestyle infrastructure at materially lower pricing, suiting different buyer priorities.
The Algarve Golden Triangle is the residential-resort corridor covering Quinta do Lago, Vale do Lobo and Vilamoura — the three adjacent top-tier resorts on the Loulé-Almancil stretch of central Algarve coastline. The area hosts thirteen top-tier golf courses within a fifteen-minute radius, the highest concentration in Europe. Quinta do Lago sits at the eastern apex of the triangle, Vale do Lobo at the coastal centre, and Vilamoura at the western end with its marina anchor.
Approximately 20 km — typically a 20-25 minute drive via the N125 and EN125-6. Faro International Airport operates year-round direct flights from most UK and European cities, and serves as Quinta do Lago's primary arrival gateway. Lisbon is reachable via the A2 in 2.5 hours or by internal flight in 45 minutes from Faro. The airport proximity is one of the structural drivers of Quinta do Lago's owner-occupier and short-let rental appeal.
Yes, without restriction. EU nationals require only a Portuguese tax number (NIF). Non-EU buyers appoint a fiscal representative alongside. Note that the Portugal Golden Visa no longer accepts real-estate investment since October 2023, so Quinta do Lago purchases do not qualify for residency-by-investment. Buyers relocating professionally may qualify for NHR 2.0 / IFICI tax benefits where their professional activity meets the regime's eligibility criteria — we coordinate with specialist Algarve tax counsel where relevant.
Championship-golf villas in the resort short-let programme typically achieve 4-6% gross annual yields during the summer peak, supported by the global recognition of Quinta do Lago and the concentration of affluent golf and beach visitors. Peak-summer weekly villa rates reach €8,000-€25,000 for larger properties. Resort apartments in the rental programme yield 4-5% gross. The Keys and Reserve residences yield 3-4% gross but trade at higher capital values so the absolute rental income can be substantial.
The Keys is a contemporary-architecture development within Quinta do Lago focusing on modern design principles and larger open-plan living than the resort's earlier villa stock. The Reserve is the resort's most premium enclave, hosting the highest-specification residences — typically architect-led, built to the tightest material specifications, and commanding the resort's top per-square-metre pricing. Both sub-developments attract buyers seeking contemporary luxury rather than the classic Algarve-traditional villa aesthetic of the older resort phases.
Strongly yes — Quinta do Lago operates a resort-specific framework (covenants, service charges, rental programme, beach and sports club memberships) and a substantial portion of trophy-villa transactions close off-market through agent networks maintained over years of active resort presence. A specialist Quinta do Lago real estate agent provides both covenant-framework expertise and off-market access that a general-brokerage relationship cannot replicate. Our Golden Triangle desk holds current instructions across resort villas, Keys, Reserve and Ria Formosa-facing estates.
Serving international clients in Quinta do Lago. Expertise in historic preservation, new developments, and investment properties across all neighborhoods.
