Jemma and Alice from Fine & Country provided an excelent service, communications were key and they provided a stress free environment in what is a difficult time. Thank you and well done
Charlene Regan and Alice Madden at Fine & Country have been absolutely outstanding from start to finish. Charlene found us the right buyer in just three weeks and achieved an offer well over the asking price, which speaks volumes about her skill, judgement and understanding of the market. The marketing was also superb. The photos, video, drone footage and brochure produced by the Fine & Country team presented our home beautifully and really helped show it at its best. Once we accepted the offer, Alice was exceptional in keeping everything moving smoothly and swiftly. She liaised with both sets of solicitors, kept communication flowing between us and our buyer, anticipated potential issues and helped resolve anything that came up along the way. The whole experience felt professional, proactive and well managed throughout. We would have absolutely no hesitation in recommending Charlene, Alice and the Fine & Country team to anyone looking to sell their home.
Review for Fine & Country Cardiff – Deeply Unprofessional and Untrustworthy I strongly advise anyone considering buying a property through Fine & Country Cardiff to think twice. We dealt with Gemma, and the experience has been nothing short of appalling. From the beginning, the team were overly pushy and dismissive of our concerns. But once the sale was completed, their attitude turned outright negligent. Despite purchasing a high-value property marketed as a “smart home,” no one had the courtesy to hand over the keys in person. Instead, we were told they were “in the mailbox” and that was the end of their involvement. Upon arrival, we found the garage door was broken and unopenable. An engineer has since confirmed it must be completely replaced at a cost of £2,000. The bathroom sliding door is stuck, meaning steam from the shower floods into the room. And most critically, the entire smart home system is inaccessible. We were given login details linked to an email address that is not ours. After 10 days of calls, emails, and speaking to the U.S.-based provider, we still cannot even turn on the lights. Fine & Country Cardiff have made no effort to assist. No follow-up, no explanation, and certainly no responsibility taken. Their behaviour has been unprofessional, and completely lacking in basic courtesy. I rarely leave reviews, but this situation has caused serious stress and inconvenience. Avoid this agency at all costs. They disappear the moment the payment clears and leave you to deal with all the problems they never disclosed.
Quentin, after a careful discussion and exchange of ideas, understood exactly what we were looking. He then sent us examples of a range of properties from which we were able to refine our own definitions of exactly what we were looking for and what our budget would allow. A true professional in real estate and a pleasure to deal with.
Quentin has an excellent approach, great communication, expert knowledge, warm and empathetic whilst going through our property search with us. We cannot thank you enough and would highly recommend you to anyone starting their property search in Portugal. Kindest. Victoria
We recently sold our house with Fine & Country, using Jemma as our agent, and couldn't be more pleased with the experience. Jemma was professional & knowledgeable. She made the entire process feel seamless and stress-free, always keeping us updated and providing expert advice every step of the way. Our house sold quickly, and with the companies extensive advertising reach, we were able to complete the sale within just five months of listing.
I found Quentin an excellent communicator when my wife and I were researching properties in his area. We had chats via zoom calls and he had properties to view when we arrived from UK. Good service, humorous and professional.
I had the pleasure of partnering with Quentin during a visit in Portugal. Quentin was a true partner, coordinating the whole trip, taking into account every detail and aspect of the trip, accessible the whole time and very understanding. He was very present and attentive to my needs and expectations. I can only highly recommend Quentin.
We had limited experience with Quentin - because he is in Portugal and we are in Canada. We can say that Quentin is completely professional. He answered emails same day and always provided information we asked for. He took the time to do his job well and we will continue our dealings with him.
Efficient, proactive, ready to help, pleasant relationship, large inventory

Home to the University of Porto's main campus and the São João hospital, Paranhos is Porto's academic and medical parish, combining 20th-century residential streets with modern apartment stock. Fine Luxury Property advises international buyers on flats, apartments and conversion penthouses across Paranhos, well suited to faculty, medical professionals and long-let investors.
Two-to-three bedroom flats in Paranhos's 20th-century residential blocks, typically €250,000-€600,000, many with lifts, balconies and parking, suited to faculty and hospital professionals as long-let tenants.
New-build and conversion apartments along the Praça do Marquês and Rua do Doutor Plácido da Costa corridor, with modern layouts and shared amenities, typically €400,000-€900,000.
Conversion penthouses in renovated 1950s-1970s buildings, with private terraces and sightlines over the São João hospital campus and the Paranhos skyline, typically €500,000-€1.1 million.
Fine Luxury Property operates a dedicated Porto real estate agency with specialist coverage of Paranhos, Bonfim, Cedofeita and the northern Porto university axis. Our AMI-registered brokerage runs in Portuguese, English and French, supporting the University of Porto faculty base and the medical professionals of São João hospital, and we coordinate NIF registration, IMT filings and notary completion end-to-end for international buyers.
Paranhos hosts the University of Porto's main Asprela campus and the Faculty of Engineering (FEUP), supporting a permanent base of more than 20,000 students, faculty and researchers. The university also anchors the Porto Tech Hub innovation ecosystem, a structural rental-demand driver.
Hospital de São João, Porto's largest hospital and a major teaching centre, sits in Paranhos. Senior consultants, visiting specialists and residents all generate stable long-let demand, particularly for two- and three-bedroom apartments within walking distance of the hospital campus.
Paranhos trades at €2,800-€4,500 per square metre, a meaningful 30-40% discount to prime Porto (Foz do Douro, Baixa, Cedofeita). For buy-to-let investors focused on yield rather than tourist short-let, it offers the best pricing-to-yield ratio inside Porto's city limits.
Paranhos is crossed by the metro yellow line (IPO, Polo Universitário, Salgueiros stations) and sits minutes from the VCI ring road, delivering direct access to Porto Francisco Sá Carneiro Airport in 15 minutes, Porto historic centre in 10 and the A1 motorway to Lisbon within five minutes.
Paranhos works in three distinct corridors: the University of Porto / Asprela axis, the São João hospital perimeter, and the older residential streets around Praça do Marquês. Each suits a different tenant profile (students, hospital staff, families), and we begin every engagement by matching buyer objectives to the right corridor.
Non-EU buyers obtain a Portuguese NIF, open a Portuguese bank account and appoint a fiscal representative through a Porto-based lawyer. We arrange all three inside 10 working days, including translation and apostille where required.
Portions of Paranhos fall within declared Areas of Urban Rehabilitation (ARU), which can unlock IMI and IRS benefits and reduced 6% IVA on certified restoration works. Our lawyers verify ARU status, condominium minutes and building-level renovation history before reservation.
The promissory contract is signed with 10-20% deposit. For off-plan new-build developments in Paranhos, staged payments tie to construction milestones with bank guarantees on deposits above €100,000.
On final deed, IMT transfer tax (0-7.5% sliding, with lower-priced Paranhos stock often falling into reduced tiers), 0.8% stamp duty and 1-2% notary and Conservatória do Registo Predial fees are settled. The Registo Predial records ownership the same day.
Paranhos consistently delivers some of Porto's strongest gross rental yields (5.5-8.5% depending on tenant profile), supported by structural faculty, medical and student demand that is immune to tourist-season volatility affecting Ribeira and Baixa short-let stock.
Paranhos trades at a 30-40% discount to prime Porto per square metre, a gap that has compressed during previous Porto expansion cycles. Investors positioning ahead of the next compression wave find one of the clearer pricing-to-yield arbitrages in the Porto metro area.
Porto metro expansion plans include the pink line linking São Bento to Casa da Música with intermediate stations on the Paranhos/Boavista axis, further improving Paranhos's central-Porto connectivity and supporting long-term capital values.
Declared Areas of Urban Rehabilitation within Paranhos offer IMI municipal tax exemptions on restored properties, reduced 5% IRS on rental income and reduced 6% IVA on certified restoration works, making buy-to-let rehabilitation projects especially tax-efficient in the parish.
A renovated three-bedroom flat in Paranhos typically costs €280,000-€550,000, or €2,800-€4,500 per square metre. University-axis flats near the FEUP and Asprela campuses run €2,500-€3,800 per square metre. Conversion penthouses reach €3,500-€5,500 per square metre. New-build developments in Paranhos trade at €3,200-€5,000 per square metre. Entry-level two-bedroom flats in older buildings start around €200,000, making Paranhos one of central Porto's most accessible entry points.
Yes, Paranhos is one of Porto's strongest buy-to-let parishes. The University of Porto's main Asprela campus and São João hospital generate year-round long-let demand from faculty, researchers, medical professionals and students. Faculty and hospital long-lets deliver 5.5-7% gross yields, student room-by-room rentals reach 6.5-8.5% gross, and licensed AL short-lets return 5-6.5%. Unlike Ribeira and Baixa, Paranhos demand is structural rather than tourism-driven, making cash flow predictable across the year.
Paranhos combines 20th-century residential streets with the buzz of the University of Porto campus and the São João hospital corridor. It is less touristic than Ribeira or Cedofeita, with a more everyday local character, affordable cafés, neighbourhood bakeries and good access to supermarkets and schools. Metro connectivity puts Porto historic centre within 10 minutes and Francisco Sá Carneiro airport within 15. Green space is limited compared to Foz do Douro, but Parque da Cidade is a 10-minute drive.
Non-residents face no restrictions. The process requires a Portuguese NIF, a Portuguese bank account and an independent Portuguese advogado. After offer acceptance, a reservation agreement is signed, then the CPCV promissory contract with 10-20% deposit, then the final deed (escritura) before a notary 30-90 days later. Our Porto team regularly closes Paranhos acquisitions for French, British, American and Brazilian buyers, many of them university-linked professionals relocating under the IFICI regime.
Yes. Parts of Paranhos fall within declared Areas of Urban Rehabilitation (ARU), which unlock meaningful tax benefits on certified restoration projects. Eligible properties can access IMI municipal property tax exemptions for three to five years after certified works, reduced 5% IRS on rental income (subject to conditions), and reduced 6% IVA on qualifying restoration works instead of the standard 23%. Our lawyers verify ARU status and eligibility in due diligence, and coordinate with local architects familiar with the Porto approval process.
Total closing costs in Paranhos run roughly 6-9% of the purchase price, which is lower than Lisbon and Foz do Douro thanks to lower IMT tiers at typical Paranhos price points. IMT transfer tax is on a sliding 0-7.5% scale. Stamp duty is 0.8%. Notary and Conservatória do Registo Predial fees add 1-2%. Legal fees run 1% plus 23% VAT. Annual IMI Porto municipal tax is 0.3-0.45% of rateable value. Non-resident rental income is taxed at 25% on net rent, with reduced 5% IRS available in ARU zones.
Serving international clients in Paranhos. Expertise in historic preservation, new developments, and investment properties across all neighborhoods.
